Year 15 property data

One file holds every property on this site's Year 15 tables: 13,244 HUD LIHTC projects placed in service from 2009 to 2018, with the estimated year each compliance period and federal minimum extended use ends. Download it as CSV or JSON, or watch a property and get one email as it nears Year 15.

Columns

ColumnWhat it holds
hud_idHUD's project id (HUD_ID), the file's key, such as AKA20090010.
name, address, city, state, zip, countyAs HUD lists them, tidied for capitalization. County is blank where HUD's record has none.
units, li_unitsTotal units and low-income units HUD reports.
placed_in_serviceYear placed in service (YR_PIS).
allocation_yearYear the agency allocated credits (YR_ALLOC), often a year or more before the property opened.
credit_type4%, 9%, 4% and 9%, or TCEP only, decoded from HUD's CREDIT field. Blank where HUD has none.
affordability_yearsAffordability period the agency reported to HUD, kept only where it is over 30 years.
no_longer_monitored1 where the agency flagged the property as out of its LIHTC monitoring (NONPROG).
compliance_end_yearEstimate: placed in service + 14, the last year of the 15-year compliance period if credits started the year the property opened. It may be a year later.
extended_use_min_end_yearEstimate: placed in service + 29, the federal minimum. The recorded agreement often runs longer.
year15_windowWhere the compliance end falls from the build date: past, within 12 months, 12 to 24 months, 2 to 5 years, or over 5 years.

Owner, company and contact fields in HUD's file aren't republished. The years are estimates, so before you rely on one for a qualified contract request or a sale, check the property's Forms 8609 and its recorded extended use agreement. Work the exact dates in the compliance timeline calculator.

How a property watch works

A watch fires when HUD's record for the property changes in a new database release (credit type, monitoring flag, the affordability period the agency reported, the placed-in-service year) or when the property crosses into a closer window: inside two years of its estimated compliance end, then inside one, then past it. You can also watch from any state and year table, where the properties on that page are listed to pick from.

API

The download is the API: /data/downloads/year15-properties.json is a flat array of the rows above, served with open CORS and a one-hour cache. The site also serves /api/live?ids=UST10,UST5,SOFR, the latest Treasury par yields and SOFR from the publishers' files with as-of date, a freshness status and the source link (add &history=60 for 60 days). The refinance sizer on this site takes your own quoted rate, so it doesn't use these.

Rate panel you can embed:
